FAQ

Questions, answered.

How pricing, payments and setup work — for landlords and operators.

Do my tenants pay anything?
On bank transfer, yes: 1.5% of the amount due, paid by the tenant and shown to them in dollars before they confirm. Processing is included in that 1.5%, so you receive the full rent. On $1,200 rent, the tenant pays $1,218. Card payments carry no Rentarina fee. What a card costs, and who pays it, is the next question.
What does a card payment cost?
No Rentarina fee, only Stripe's standard processing cost of 2.9% + 30¢. You pick one of three settings: cards off; cards on, and you absorb the cost; or cards on, with the cost passed to the tenant, which is the default. A passed-on surcharge applies to credit cards only. It is set from Stripe's standard rate, never a flat markup, and capped at 3% or a state's lower limit. Debit and prepaid cards aren't accepted; tenants pay by bank transfer instead. Where a state bans surcharging, or the property's state isn't on file, cards are offered only if you absorb the cost. When a surcharge doesn't cover the full cost, you absorb the difference out of that payment. It is never billed to you separately.
Do you hold my rent?
No. Each rent charge is created directly on your business's own Stripe account, in your business's name, and Stripe pays the balance out to your bank. We never hold your funds, and we don't set, hold, or redirect payouts.
Do I need guided onboarding?
No. The import sets up your locations, suites and tenants on every plan, and you add leases from there. Guided onboarding is an optional paid service for teams who'd rather we migrate their records, connect Stripe and set up their lease templates with them. It's a one-time fee, billed when you book it, free month or not. Ask us and we'll scope it with you.
Can I bring my data from another system?
Yes. Upload a spreadsheet, or another platform's export saved as .xlsx or .csv. Booth, chair and station columns map on their own, Rentarina AI suggests a match for any header it doesn't recognise, and nothing is saved until you approve the preview. Importing never deletes a record.
Do my tenants need to download an app?
No. They sign in on any phone or computer from the link in their invite email.
What happens when an autopay payment fails?
Autopay tries once, on the charge day. If the payment is declined, you and the tenant are both notified in Rentarina and by email, the rent stays open, and your lease's late-fee terms apply as written. It doesn't retry on its own; the tenant can pay from the portal at any time. If a bank transfer is returned after it cleared, that period reopens, along with any late fee the payment had settled.
Is Rentarina AI included?
Yes, on every plan. No message it drafts reaches a tenant until you send it, and the Ask assistant changes nothing in your records until you confirm. It does sort new maintenance requests by category and priority, and read expiry dates off the documents you upload. Usage is subject to fair-use limits; if one is reached, drafts fall back to pre-written messages and the rest of the product keeps working.
What happens if I go over my suite limit?
Adding a suite or location past your plan's cap is blocked, and the message names the plan that holds it. Upgrading takes one step in settings, and the prorated charge is shown before you confirm. Suites, tenants, and rent collection you already have are never paused because of a plan cap.
Can I switch plans later?
Any time, in settings. Upgrades are prorated to the day.
What's the annual commitment?
Annual plans run 12 months and are charged once, upfront, when your free month ends — the price shown is the monthly equivalent. Active spaces and extra team seats aren't part of that charge: they're billed every month, as on a monthly plan. If you cancel early, you keep access through the end of the term; annual plans aren't prorated or refunded.
