Terms of service.

PLACEHOLDER — NOT A BINDING AGREEMENT. This document exists so the acceptance flow can be exercised end to end before counsel delivers. It has not been drafted or reviewed by an attorney and must be replaced by a real version 1.0 before Rentarina takes a paying customer. See `docs/ONBOARDING_SPEC.md` §3 and §8.

Terms of Service

Rentarina is a product of Elemta LLC ("we", "us"). These terms govern your use of the Rentarina platform. By creating an account you agree to them on behalf of the business you represent.

1. The service

Rentarina provides leasing, rent collection, maintenance, messaging, document, and reporting tools for landlords who lease space to independent businesses, together with a portal through which your tenants view their lease and pay rent.

2. Your account

You are responsible for the accuracy of the information you enter, for the conduct of the people you invite into your workspace, and for keeping your credentials secure. You must have authority to accept these terms on behalf of your company.

3. Fees and billing

1. Subscription fees are billed in advance for each billing period at the plan you select.
2. Plans differ only in capacity — the number of locations and units your workspace may hold. Every

feature is available on every plan.

1. We will give at least 30 days' notice before any change to the fees for your plan, and your

continued use after that notice takes effect is acceptance of the change.

1. Fees already paid are not refundable except where required by law.

4. Payments and money movement

Rent is collected through Stripe. Funds settle directly from your tenant to your own connected account, and Rentarina never holds, custodies, or controls your money. Your use of Stripe is governed by a separate agreement between you and Stripe, which you accept when you connect your payout account.

5. Your content and your tenants' data

You retain ownership of everything you put into Rentarina, including your lease documents and your tenants' records. You are the controller of your tenants' personal information and we process it on your instructions. We do not supply lease templates. The agreements you use are yours.

6. Acceptable use

You agree not to use Rentarina unlawfully, to attempt to access another customer's data, to interfere with the service, or to use it to send unsolicited messages.

7. Suspension and termination

You may cancel at any time; access continues through the end of the period you have paid for. We may suspend an account for non-payment or for a breach of section 6.

8. Disclaimers and liability
